Our valuation process is incredibly straight forward, and in many cases, we are able to make an offer for your property over the phone subject to a visit from our appraisal team.
We use the same principles as estate agents, surveyors and mortgage lenders to get a basic idea of your property value – this includes its location and nearby sale prices; but also it’s size, it’s energy rating, the specifics of the location and local amenities and the demand in the area.
This gives an idea of what a property might be worth subject to any works that might need to be carried out based on the information you provide about the condition.
Our friendly team will then either make you an offer or book an appointment to come and visit you at your property to carry out an appraisal – this usually takes around 20-30 minutes and is just like a standard estate agency valuation (except we sometimes bring biscuits).
Depending on the situation we may make an offer immediately following the appraisal, or if we need to send information back to the office we aim to come back to you within 24 hrs.
