1. Tidy up

Sounds obvious, right? But this vitally important step is often overlooked by sellers and makes a huge difference to the marketing photos used to sell your property and on first impressions from prospective buyers.

Before you present your house for an appraisal, have a quick tidy up – the day-to-day items like the pile of ironing, the washing up, the toothbrush on the bathroom sink – and don’t forget to put the toilet seat down!

2. Fix the small stuff

Prospective buyers will always try to drive the price down if they spot anything that is broken, no matter how small. A leaky tap, cracked plaster and grubby walls give them ammunition.

Pick up that paint brush and touch the place up – it doesn’t need to cost the earth, but it could make the world of difference.

3. Freshen up

If you think it might smell a bit funky, chances are that someone walking in for the first time is definitely going to – open the windows, empty the bins, spray a bit of air freshener and stick on a diffuser – it works wonders.

4. Add value

If your house is struggling to sell, take a look at the other properties being marketed and sold in the area on Rightmove and Zoopla. Be honest – what’s better or worse about them than your property? Have they got a newer kitchen? New windows? Does your roof need replacing?

Many sellers are guilty of over-valuing their property because they love and cherish their homes. We do it too. But if your property isn’t selling it’s time to be really honest about what needs to be done to bring it up to the same standard as the other houses on the road. And then you’re left with a choice – pay to do the work, or if you can’t face it then you need to rethink and perhaps reduce your price to reflect it.
